I Believe In Real Estate. I co-own McGuire Real Estate, a local boutique real estate brokerage in Vacaville, CA. We are 100% Local, Organic, Grass-Fed Realtors. I started practicing real estate in 2002. However, I was born and raised in Vacaville as the daughter of a real estate broker-developer, Paul McGuire. With over 80 years of combined real estate experience in my family, I figure I better be good at this. My family has helped define what this city is today through commercial development, residential custom developments, the creation of Opportunity House Program & Thrift Store, founding VPEF: Vacaville Public Education Foundation, and being involved in life-changing organizations like Rotary. Real Estate ownership & investing is my passion.

My experience in owning, flipping, investing, managing, and navigating the changing real estate market offers my clients insight, strategy, and wisdom. I can share and educate clients about what makes Solano County a unique place to live and invest. I have a high-quality professional network, including CPAs, investors, private money lenders, contractors, property managers, & inspectors. I have very effective negotiating skills; I am a good listener and great communicator. I think outside the box and am very proud of my small, yet impressive brokerage.

In 2008, siblings Mark, Tom, and Shea McGuire decided to put their money where their mouths are and bought their first commercial property on historic Main Street in Downtown Vacaville. Negotiations took place off-market with a very unwilling seller, but the McGuire siblin persisted.

Carnegie Library

Shea McGuire approached the City of Vacaville about the opportunity to purchase and activate a cornerstone property in historic downtown - the Carnegie Library. The City had owned the property since the 1980s and was open to selling to someone with an aligned vision for the downtown. Her vision has always been to help small businesses thrive. Journey Downtown and The Library brings to life the history of the library in conjunction with building community through a family-friendly restaurant and lounge.

Theatre DeVille

Shea had the honor of representing the sale of the iconic and historic DeVille Theatre in downtown Vacaville, a beloved landmark with deep roots in the community. The buyer, a local entrepreneur driven by a passion for creating connection and shared experiences, has transformed the property into what is now known as Journey Downtown. With its new chapter, the theater has become more than just a building—it’s a vibrant gathering place that brings people together through art, culture, and community spirit. This sale was not only about passing on a piece of history but also about ensuring its future as a cornerstone of downtown life.

Buck Mansion

Shea was proud to represent the sale of 225 Buck Avenue, a property with extraordinary historical significance as the first home built in the city of Vacaville. Known as the Buck Mansion, this Queen Anne Victorian was constructed in 1891 by George Sharpe for Frank H. Buck Sr.—a pioneering fruit grower and Vacaville’s first mayor. Its distinctive brick exterior, added around 1930, stands as a testament to the home’s enduring character. Purchased by a multi-generational Vacaville family, the estate has found new stewards dedicated to honoring its rich legacy and preserving its place as a cornerstone of local history for generations to come.

Hartley House

Shea had the privilege of representing the sale of the Hartley House at 100 Buck Avenue, a Vacaville treasure that has been lovingly restored to its original grandeur. Her client meticulously preserved the home’s historic charm while thoughtfully enhancing the property with modern features, including a poolhouse, mechanic-style garage, small vineyard, recreation lawn game area, and an ADU above the garage. The Rapisarda family purchased the estate and continue to take exceptional care of the property, ensuring that this piece of Vacaville’s history thrives as both a preserved landmark and a vibrant, lived-in home.

Be Love Farm

Shea was honored to represent the sale of Be Love Farm, one of Vacaville’s first truly regenerative farms and a shining example of sustainability rooted in family values. Established and nurtured by a visionary family, the farm became a cornerstone for education both locally and globally, teaching the importance of food security, sovereignty, and ecological stewardship. As pioneers in regenerative agriculture, they inspired countless others with their commitment to living in harmony with the land. The legacy of Be Love Farm continues to stand at the forefront of community resilience and mindful farming practices.

Orchard's End

Mark and Shea McGuire were approached by a prominent Vacaville family out of trust in the reputation and expertise of the McGuire family in working on transactions with complex, multi-use commercial properties. Being locally rooted and globally connected gave the McGuire siblings an edge on getting this property sold.

DeBartolo

In 2005, Shea McGuire successfully negotiated an off-market purchase from a respected local family, the Wrens.  Walter Wren was looking to downsize his estate and Shea seized the opportunity to help Vacaville's vision forward for mixed-use residential and commercial property in historic downtown.

The Main Grape

In 2021, siblings Mark, Tom, and Shea McGuire approached a respected local business owner who was looking to retire about purchasing this significant location on historic Main Street in Downtown Vacaville in order to help a small business succeed in the wake of COVID-19. The Main Grape has successfully operated as a wonderful wine lounge and restaurant.
